We are now in the holiday season so gifts are top of mind.  Even if you do not celebrate Christmas it is all around us.

Buying a gift for your tenant can go a long way to enhance your relationship with them.  We do something simple and easy, that I think all the tenants in the properties we manage appreciate.  We buy a holiday card (could be over the top on the political correctness, but we stay away from cards that are specific to a religious organization).  We then put a $20 gift card in it and mail them out to our tenants.

It is a great time of the year to show appreciation to our customers (tenants).  It is important to show gratitude towards your tenants, because without them you would not have a business, or a property management job.

I know it can seem like a big expense, however, the customer service value you will receive with this kind gesture will be worth the expense.

Also do not forget about the property managers who manage your properties.

My friend and property manager Jenna Poirier Ross (Happy Place Property Management) reached out to the members of her Real Estate investment Facebook group asking what landlords in the group do for their tenants. She started the conversation by sharing a personal story from when she was a tenant. “I will never forget the year that my past landlord in Fredericton left a simple box of chocolates for each of the tenants in the building. Something simple and it probably cost them $5 but left a lasting impression”

A card and $ off January rent

Tin of Quality Street chocolates

A box of chocolates and a 10% off rent voucher, that’s redeemable for any month in 2021.
